COMMITTEE NAME: BANTAY ANGAT
COMMITTEE CHAIRMAN:  JOSE “JOE” DIAZ
OBJECTIVE: NEIGHBORHOOD WATCH
MEMBERS:

Identified Problems:

  • Gate pass control for moving out renters
  • Children who are not homeowners must not be allowed to enter without permit
  • Noisy motorcycles will not be allowed to enter
  • Vehicles without lights will be Blocked
  • No fixing of vehicles allowed at the entrance
  • No double parking anywhere in the village
  • Car repairs must only be done in own private areas
  • Basketball court use will be regulated (Homeowner must advise the guard regarding group visitors to play)
  • Monitor the guard on duty
  • See to it that the approved entrance fees are implemented
  • Vehicles of the relatives and friends of homeowners staying overnight without stickers or no 500 Pesos option paid must be charged entrance fees also at 30 Pesos per night

Solutions:

  • Assign designated parking lot with fees in coordination with the SENIORS GROUP
  • Assign vehicle repair area for rent for the illegal businesses taking place at the entrance
  • Bond fee of 10,000 for major construction will be imposed to make sure that property damages are secured
  • Owners of vehicles being fixed must have a waiting lounge by Roland or by concerned operator
  • BANTAY ANGAT group will be monitoring the village in a shifting basis
  • Will coordinate closely with Aida for the fees involved.

COMMITTEE OBJECTIVE: UPDATE STATUS OF COLLECTIBLES FOR THE
FINANCIAL REPORT
MEMBERS:

  • Lagumbay monthly dues should be 2,000 Pesos per month. (400 at present)
  • Roland’s Talyer should also be 2,000 Pesos per month (1,000 at present)
  • Delinquent Homeowners for Monthly Dues will be visited ASAP
  • Visit Engr. Arnold for month’s of non-payment of monthly dues
  • JR to help collect from Engr. Arnold together with rental
  • Impose clearance process for Engr. Arnold who’s planning to leave by October
  • Manolo Homeowner who is the owner of the taxi is not paying monthly dues anymore (Lee apartment)
  • Leo Solano to maintain updated monthly due payments
  • Oct 12, 2013 Sunday 11AM – Emergency Delinquent Homeowners Visit with the BANTAY ANGAT CHAIRMAN before the send out of official collection letter (Done)
  • Oct 12, 2013 Monday – Start of Distribution of Collection Letters
  • Elena and Aida to gather all information for the monthly dues and complete the Financial Spreadsheet (Done but regular updating needed)
  • Elena to update the Homeowners’ Monthly Dues List and Post at the Web Space and update the spreadsheet as we go along online for transparency. (Posted but updates will be made regularly).

COMMITTEE CHAIRMAN: EDWARD LAUNIO, JR.
ObJECTIVE: GUARD FACILITY, ENTRANCE AND VACANT LOT
DEVELOPMENTS
MEMBERS:

Vacant Lots:

  • Send Letter to owner of vacant lots for CV3CHA to manage their properties
  • Convert vacant lots into Parking Lots
  • 30 Pesos per day parking fee
  • Length of contract to be discussed – ideally 5 years lease
  • Penalty for clutters to be imposed also to property owners not cleaning their own areas
  • Remove garbage carts at the property near the entrance

Guard House: (Priority Project)

  • Renovate using old guardhouse materials
  • Install the guardhouse at the center
  • Construct a toilet
  • Install electric fan at guard house
  • Rough Estimate: 20,000 initial investment (basic structure only)
  • Canvass for Homeowner pledges first
  • Seek donations for improvements and beautification
  • Write a letter to seek pledges and donations
